The Naples and Marco Island real estate market always picks up through the winter months. With interest rates down, we asked a local real estate agent is it a great time to buy or even sell a home?
Our expert offered us his tips for both sides of the market.
Naples and Marco Island’s real estate market begins to pick up speed right after Christmas and normally lasts through the Easter holiday, according to Steve Purcell, a real estate agent with Century 21 Real Estate on Marco Island. With many options for beachfront condos or second homes, the present Naples and Marco Island market has a lot to offer.
A very important part of having a stress-free home buying experience is having a good realtor. “Make sure you have a professional and knowledgeable real estate agent that is local, knows the area and knows the properties well. That way they can assist you,” Purcell said.
One of the things a real estate agent should be able to help a buyer with is finding a good inspector. “Inspections are important. It is the only way to know what condition the house is really in and everyone should have one done,” Purcell said.
Purcell said another tip that will help a buyer stay stress-free is knowing his or her financing ability before looking for a home. “People have been having financing problems nationally so you should know who you want to finance with and how much you are approved for before looking,” he said.
There are also tips that come along with selling a home. “Cleanliness, maintenance and organization are very important,” Purcell said. “Potential buyers will not be interested in a mess so de-cluttering and cleaning will help with appeal.” Purcell also said that having all maintenance done before putting a home on the market will help with marketability and sale.
Another important thing to remember is pricing. “Always look at the present comparable properties and price accordingly,” Purcell said. “Pricing can make a sale.”
Like with every market, real estate follows trends, location seems to be high on the buyer’s list of features. “The convenience and availability of boating and exploring make Marco Island a great place to buy,” Purcell said. Current things buyers are looking for in the area include “homes with three bedrooms and at least two baths,” he said. Buyers are also more interested in homes that have a pool and views.
Whether buying or selling a home, real estate trends make a difference. Asking an agent for help and/or advice will make the experience safer and less stressful.
